Strategy

“Our strategy focuses on purchasing, residential properties, logistic platforms and commercial offices in Spain to generate rental income”. This strategy is based on a number of basic pillars:

 Extensive knowledge of the sale/purchase and rental markets. The most comprehensive knowledge of the real estate market in Spain. This information allows us to understand, better than anyone, the prices at which we want to buy, the rental income from leasing assets and the most attractive areas/segments for future property price rises.

Clear definition of the areas where we want to invest. We focus on the acquisition of properties in areas where rental demand is high and there are expectations of future growth

 Focus on wholesale opportunities. We focus on opportunities that have certain minimum volumes, which other (individual) buyers have limited access to. The opportunities identified come mainly from institutional funds, banks, property developers and family offices. This allows us to pay wholesale prices, which are below market prices for individuals.

Our team has a great deal of experience developing and refurbishing residential properties. We currently employ several construction site managers who manage various construction companies and allow us a great deal of scalability in terms of the number of projects we are able to undertake each month. In addition, we invest in design, functionality and style in our properties, which makes them very attractive to potential tenants.

Internal management of the rental and sale of properties. We have a leasing strategy that we pursue both through our internal sales force, as well as through local external brokers, achieving very short times to rent, thanks to competitive pricing, and refurbishments/improvements that mean that our flats are better than average for the areas in which we operate.
